This development consists of 3 small office buildings with associated industrial warehouse area contained within an overall building footprint of 1150m2. The overall structure consists of a 29m span steel portal frame with bays at 6.3m. The offices are housed within the portal frame structure and consist of ground floor offices supported on a ground bearing slab and first floor offices supported on precast concrete slabs on steel frame structure. The cladding to the office area is feature blockwork and insulated cladding panels are provided to the warehouse area and roof of the building. Large on grade doors are provided to the rear of the building to allow HGV access to the warehouse areas. The warehouse area is split up into 3 areas with access provided to the associated office area. The warehouse slab was designed with level and flatness tolerances to provide suitable flexibility for the anticipated tenants.
